Threshold Inspector -  Special Inspector Services

Broward, Dade and Palm Beach Counties in South Florida

What is a "Special Inspector" and/or a "Threshold Inspector"?   The Owner of the property must pay for this inspector who will oversee parts of your project.  This professional will also provide you with a "Final Certification".  Typically, these scopes have to do with the Structural Systems such as making sure the trusses are installed correctly or that there is sufficient reinforcing steel in a column.   Consequently, the inspector must show up to the project and provide signed and sealed reports approving or disapproving work done.   Finally, remember that the special inspector is  supposed to be an "independent" set of eyes on the job.  He is there to make sure things get done right on the job.

The Difference Between a Threshold and Special Inspector

There is only one big difference between these two types of inspectors.   A Threshold Inspector is required for large buildings.  Threshold inspectors are Licensed Professional Engineers that have proven years of experience in both design and inspections. They must pass a difficult application process which ensures that those with a license are prepared for the technical demands on the job. Click here to provide an answer from wikipedia on what a threshold inspector is.

Depending on the City or County, they will require a written procedure for inspection.  Aslo, the inspector must submit periodic documents attesting to the pass/fail of these inspections. At the end of the project, the Inspector must submit a certification statement expressing the project's compliance with both the plans and Florida Building Code.
